Every day a unit sits empty is rent you do not get back. For landlords and property managers across Winston-Salem, Greensboro, and High Point, the difference between a one-week turnover and a three-week turnover often comes down to one thing: how quickly the unit gets emptied so the cleaners and repair crew can start.

Why turnovers stall

The most common holdup is not paint or carpet. It is stuff. Tenants leave behind furniture, mattresses, bags of trash, and full closets more often than anyone wants to admit. Until that is gone, nothing else can happen, and scheduling a haul-off on short notice is where many turnovers lose a week.

Step 1: Know your legal obligations first

Step 3: Book the cleanout before you need it

If you know a lease is ending, schedule the haul-off for the day after move-out, not after you see the mess. It is easy to cancel a pickup you do not need. It is hard to find an open slot on short notice at the end of the month, when every landlord in town is turning units.

Step 4: Send photos to get a quote without driving out

Text move-out photos to your junk removal company and get a price range before anyone goes to the property. For vacant units, arrange lockbox or gate access ahead of time so the crew can work without you being there. Ask for photos when the job is done.

Step 5: Stack your vendors in the right order

Step 6: Replace broken appliances in the same trip

If the refrigerator or stove is being replaced, have the old one disconnected and hauled out during the cleanout. It saves a separate trip and keeps the new appliance delivery from getting stuck behind the old one.
